Homes for Sale - How To Sell Yours.

With the large amount of homes for sale, making yours “the pick of the litter” is the goal here. If you plan on selling yours, below are a few key tips to consider before adding your house to the vast amount of homes for sale. If you want your house to stand out to potential buyers, follow these four tips.

1)      Pavement Appeal. Start off by taking a drive around your area and see what appeals to the eye in other neighbour’s gardens and houses. Then look at your own and give it an honest critique. Start with the landscaping. Add plants and flowers, if there are none. This gives an inviting appeal. Get rid of any mould that exists on the house, pathway or roof. Keep the grass nice and short. Trim bushes and overhanging trees. Lastly, rake up and dispose of leaves.

After the garden has been taken care of, move on to distinctive updates. Distinctive updates that make your house stand out amongst the others. If the paint on your house is old, touch it up. Paint can make a home look brand new. If you budget permits it, finish up with light fittings or a low voltage lights along the path. Improving the roadside appeal will cost you a few hundred pounds but can make you a few thousand more.


2)      Kitchen and Bathrooms. Kitchens and bathrooms are on the top of the updating list for homes for sale. Whatever is put into upgrading these two, you will definitely get back plus more when your house sells.

If you have linoleum in the bathroom, replace it with tile. Change any old rusted knobs on bathroom drawers. Fix leaky taps and don’t forget about the bath. If the bath is cracked or flaky, change it.

As for the kitchen, changing old fashioned cupboard doors and old counters is where you should start. These two are generally the most noticeable in a kitchen. Lastly, if there is anything broken around the house, be sure to fix it.

3)      Clutter. If a potential buyer has an appointment to see the house, or you are having an open house, be sure to have the house in immaculate condition.

If you have a spare bedroom that is nothing but storage for clutter, clean it up! Having an extra room that is nothing but clutter, makes it hard for others to see the potential the room has. Make sure childrens toys are off the ground and private rooms like bedrooms are clean. Buyers will want to roam the house inside out to see what the house for sale has to offer.

4)      After the house has been updated, fixed, cleaned and is in “show” condition, finding a sale price is next. If you’re going through an estate agent, ask them to evaluate the house.

Estate agents specialise in homes for sale and can give you a fare estimate. You can also pay for an appraiser to come out and appraise the house. Be prepared to answer several questions about the house. Also be sure to let them know about any upgrades on the house you have made. Surveyors take all this into consideration when writing up an estimate.
